The Domain

A former 57-acre corporate site in Northwest Austin and home to a grove of enormous live oak trees, this mixed-use development features 700,000 SF of retail space and 75,000 SF of office space and residential.  Trees remain an integral part of the site, giving the appearance of a mature neighborhood.  In designing lighting for the streets, building facades, paseos, public art and landscaping, TLP treated the trees and architecture as sculptures.  Low-wattage ceramic metal halide was used to give streets and structures a soft, gentle glow.  Tree canopies were uplighted like carved ceilings to create virtual rooms.  Although LEED certification was not sought, this project meets LEED requirements for Environmental Zone 4.
